LGBTQ theater group to run new LGBTQ-focused theater in apartment building that will replace LGBTQ club in the Fenway
Scape North America, which is planning a 477-unit apartment building on Boylston Street in the Fenway, announced today it's signed a letter of intent with the Theater Offensive to run the 10,000-square-foot, 156-seat black-box theater that will be part of the new building.
The theater is meant as an homage to the LGBTQ clubs and troupes that have occupied space for decades in one of the buildings Scape plans to tear down for its new project - part of a three-building proposal spread across the Fenway.
In a statement, the Theater Offensive says it will use the new space
[T]o deliver an iconic, innovative and enduring space to advance our mission; to present liberating art by, for, and about queer and trans people of color that transcends artistic boundaries, celebrates cultural abundance, and dismantles oppression.
We intend to provide an accessible space for artistic experimentation, expression, and public discourse in service to the Fenway and greater Boston communities.

Was this a voluntary arrangement, or some sort of zoning mitigation?

They included it as part of their filing with the city (both the current proposal and an earlier one that basically called for the building to be a private dorm), so voluntary in the sense that it came before they got to negotiating community benefits.
What about the Gold Dust Orphans
So the Gold Dust Orphans who used the Ramrod Center for the Performing Arts for the past 20+ years are SOL as Theater Offensive does an end run around them to scoop their space? Kinda sketchy if you ask me.....
