Proposed 46-story tower behind the Garden now a proposed 44-story tower
Developers who want to replace a garage at the If You Lived Here complex with a new residential tower have submitted new plans to the BRA that lops two floors of the structure.
This is Equity Residential's latest proposal for the so-called Garden Garage project since it first sought BRA permission to build something on the site in 2011 - originally two towers with 500 units.
The latest proposal would shrink the building from 465 feet to approximately 447 feet and the number of residential units from 486 to 470.
Also new: The building would not have ten three-bedroom units; previous plans capped the maximum number of bedrooms at two.

This development aside, at some point the region should really start thinking about what amount of population growth it can handle. Traffic is really bad now and noticeably worse than 10 years ago. A larger economy doesn't necessarily mean the average person in it is better off.
Traffic? You think people are
Traffic? You think people are going to DRIVE when the whole point of living in a city center is to avoid the need to drive everywhere.
Boston once had 200,000+ more people living in it without traffic issues.

When Boston's population was 800,000, America's most Catholic city often had 3, 4, or more children in a family.
What's the solution if you
What's the solution if you can't drive a car? Rely on the MBTA for the rest of the term your Boston residency? That's a laugh. You can't force all people to walk and ride bikes in 3 feet of snow. If you want to develop Boston like a "world class city", then fix it's fucking transit nightmare. Fast.

There were far FEWER cars per capita when Boston's population was 200,000 people higher over 60 years ago. Also, how do you know there were no traffic issues, were you living in Boston in the year 1950 when it peaked? As for living near near transit, that doesn't seem to stop people from keep cars in the city today. You are factually wrong.

Charles River Park is not the
Charles River Park is not the best place to live if you want to be car-free.
Just look at things like availability of supermarkets and other stores, where you can and can't get by transit in a reasonable amount of time, etc.

as there's one right in Charles River Park, on Cambridge Street.
This is next to North Station
so traffic is pretty irrelevant to it.
That's great if you want to
That's great if you want to sit around for up to an hour and then go to downtown Salem. But there's plenty of places you can't get from there by public transit.
What the market will bear
Boston will handle whatever level of population the market will bear, which will be dependent upon the economy and the cost of living. Considering that our economy is on fire with exceptionally high paying jobs and that companies and people continue to flock here notwithstanding the astronomical cost of living I would say that we will see growth for the foreseeable future. Better keep building.
An empty building?
That rendering makes it seem like it is just going to be a completely empty glass building that you can see clearly through.

already being built directly across Lomasney / Nashua Street from this one, in the area that's adjacent to the northwest corner of the Garden / in back of the Tip O'Neill building? Is that lone remaining West End house between this new proposed garage tower and the one currently under construction??
