City's edge in West Roxbury to get an urban feel with new apartment complex, developer says
A Waltham developer has filed plans for its two-building, 258-unit apartment development along VFW Parkway, between the Boston Trailer Park and Prime Motors.
Lincoln Property Co. says it will turn the 4.6-acre site, which now consists of an abandoned parking lot and a lot of scrub, into a new community just up from the Dedham line on the southbound side of the parkway. The buildings' design will bring "a strong urban edge" to the roadway, the company says.
Both buildings would be four stories if approved by the BPDA. One of the buildings would wrap around a parking garage with room for 387 parking spaces.
Lincoln says it will not need any zoning approval because the proposed project is less dense and shorter than the maximum allowed and the number of parking spaces matches that called for in the zoning code for a residential project there. It also has more open space than required - including an outdoor pool for residents.
Lincoln hopes to begin 22 months of construction in mid-2019.

Great
It's a shame about the traffic though. That intersection of Spring and VFW is already prone to back-ups. This and the new housing by Home Depot are going to exacerbate matters but still worth building.
I wonder how long that trailer park can last. Surely enough money can be made developing it to buy out whatever leases or ownership there is there so many more units of housing could be stacked up on that site.

It's a co-op, so no single owner to just kick everybody out (it's a co-op because it used to have a single owner who tried to kick everybody out but the residents fought him for years and years and won).

So, good that people won't be kicked out en masse but I'd still think unless there are zoning issues (which of course there probably are), a developer could make those co-op members an offer they wouldn't refuse to cash in and move out. I'd assume you can fit more than the 104 units of housing that the park currently provides onto that lot, on the river none the less.
That being said, I guess there were renovations to the park infrastructure in the last decade so I can see it might be more expensive than developing underused land.
