Board approves 26 affordable apartments wrapped around Humboldt Avenue church
The Zoning Board of Appeal today approved plans for a four-story building with 26 affordable apartments to wrap around the Pleasant Hill Missionary Baptist Church at Humboldt Avenue and Waumbeck Street in Dorchester.
All of the units in the building, one- to three-bedroom apartments proposed by the church and the non-profit Nuestra Comunidad Development Corp., will be rented to people making up to 30% to 80% of the Boston area median income.
The church has owned the land, including a condemned retirement home, since the 1980s. In addition to variances for the new building, the board also had to approve the church's plan to reduce the size of its remaining lot to create more of a green buffer between the church and the new building.
The new building would have indoor storage for 26 bicycles - and seven car parking spaces. It would also have a community room and be topped by solar panels.
A liaison from the District 7 city councilor - who said she was from the "District 7 office" without mentioning the councilor's name - urged the board to defer action on the proposal because of complaints from residents about poor conditions and even "anti-social behavior" at other Nuestra buildings.
Diane Clark, director of real estate at Nuestra Comunidad, acknowledged problems at one of its buildings in Nubian Square, but said the group is working with its apartment management company to bring them under control.
The Boston Planning Department approved the proposal in June.

Roxbury
Not Dorchester.
Humbolt Ave was never ever part of Dorchester.
It is called Dorchester because of the Grove Hall Zip Code. That's a thing from the mid-60's.
Always, always, the Bury.
This is not even close like if Northampton Street is in Roxbury or the South End.
Saying this is Dorchester is like saying the Public Garden is in the Leather District.
PS - The "Councilor 7 District" who had their staffer object to this new housing proposal lives....4 houses away from this. NIMBY and thief.
Yeah, that's what I thought ...
But the proponents at the hearing said "Dorchester" and the church itself says "Dorchester" and when I asked somebody I know from that area, who has long been active in City Hall stuff and he said I'm looking for trouble :-).
So I went with how people self identified.
Its not Dorchester though.
The encroachment from every angle and neighborhood upon Roxbury insulting and unsettling. It always feel like some type of RE move.

It actually fits in with the design of similar houses in the area. Not on Humboldt or Waumbeck but in Roxbury in general; except what's going on with that roof cap? And the color scheme gives me the ick as the kids these days say.

Looks like a setback with another floor above what is at the street front. It's tough to read with weird washed out colors. Which may be adding to the ick factor. Should be better in reality. (written hopefully)
