Residents of proposed luxury building on West Broadway would get rooftop dog park

A developer this week submitted a detailed proposal to the BRA to replace the single-story Cornerstone Bar at 14 W. Broadway with an 11-story building with 47 residential units and space for a restaurant and offices.
Also planned, according to developer Ryan Sillery's filing:
The green roof terrace landscape proposes a contemporary, sophisticated urban terrace, designed as an amenity for guests, visitors, and residents alike. A key feature of this green roof terrace landscape is a common dog park area.
The proposed building, which will also be built atop the Cornerstone's parking lot, across from the Broadway T stop, will include a total of 70 parking spaces.
In addition to the roof terrace, residents will also have access to a film screening room and a gym with a lap pool.
Six of the units will be set aside as "affordable."

"transient" and "transplant" are kind of conflicting terms.... coming and going vs coming and staying.
aside from that, the "dog as precious accessory/child" culture doesn't really strike me as a Midwestern influence

Layout & design are confusing
Hmm. That's confusing to me. The rendering seems to show space for more than 47 units. Perhaps the 2nd building includes the offices?
I thought the lot next door was going to be a hotel put up by Mssrs. Pappas.

Otherwise known as a rooftop toilet. And I wonder if the "affordable tenants" will be allowed to use it. After all we wouldn't want the pit bulls mixing with the poodles, would we?

Actually, I'm confused as to which is the new building. Is the white one the new building and the brown one in the center the hotel they're currently building?
That whole area is changing
Looks like the silver building in the middle is the apartment building, and the white building on the left is perhaps offices to go where the large parking area next to Cornerstone is?
The brown building kindof looks like the building that Owl Station is in which is next to the new development of the hotel?
Frankly I'm impressed that developers have been able to cram so many luxury apartment/condo buildings in a one block area.

This design is attractive, clean, contemporary and just what that area needs to revitalize. The added feature of a dog park on the roof is a bonus considering the general area is not particularly dog friendly. Born and raised in Southie here and I welcome this with open arms.

You know the market sets the rate for apartments right? And it's the city that requires a set amount of apartments set aside as "affordable". It sucks that Southie is now expensive, but what do you want the owners of the building to do? Not everyone has the "right" to live where they want. If that was the case, I'd be on the beach in Nantucket.

...that people have the right to live wherever they want? But on that note, people do have the right to live wherever they want. Just like we all have the right to life, liberty, and the pursuit of happiness. I'm sure you'll read that as me thinking that the housing market should be controlled, but I'm simply stating the fact that everyone has the right to live wherever they want. Obviously they need to have some serious money to live in Boston, but they have the right to live their nonetheless.
