Developer proposes 316-unit residential building in Allston's GAP
A Houston real-estate company says it will soon file plans with the BPDA to replace an automotive warehouse and two-family house at 22-24 Pratt St. in Allston with a new residential building with 316 units.
Hines, which has its Boston offices in International Place, says it will file detailed plans within two months for its project, which would sit next to the site of the proposed 349-apartment Allston Green complex on Linden Street and not far from the 17-story residential tower City Realty has proposed on Ashford Street.
The buildings could transform the GAP - the area involving Gardner, Ashford and Pratt streets - long a warren of homes rented to BU students.

Only drawback is if that neighborhood gets too dense Sept 1st might eventually go from insane to unworkable.

Can you not just build something and sell it instead of building something, owning it forever, and renting it to the highest bidders year-on-year?
