Developer tries less bland version of proposed Winthrop Square tower

Its first proposal was too tall. Its second proposal was too bland. Millennium Partners hopes its newest proposal for its proposed Winthrop Square skyscraper is just right.

The newest renderings of the 690-foot-tall, $1.3-billion condo and office building are contained in a presentation submitted to the Boston Civic Design Commission on Tuesday.

They show a building that's short enough to satisfy FAA officials concerned about flights out of Logan, but less featureless than the company's initial reaction to FAA demands it lop nearly 75 feet off its initial proposal.

Way too much merit is put on "how it looks" as opposed to "how it fits the need" when it comes to new buildings or any product for that matter.

... will fit the needs of foreign investors quite nicely but the rest of us who live here will have put up with this bland behemoth which is likely to tilt like the one Millennium built in San Francisco. I’d rather look at a park with community garden plots and something useful underneath.
This proposal is less bland but still an ugly mass of glass.

Millennium's Leaning Tower in San Francisco leans because it endeavored a gambit on the building's foundation design in known to be extremely problematic subsoil, only to see its bet crap out. Such circumstances are unlikely to repeat itself in Winthrop Square if for no other reasons than funding sources will be closing reviewing EVERYTHING this time around.

And if you want to diss a mass of glass, the nearby and already built Millennium Tower deserves every single brick thrown at this bland Bauhaus glasshouse even if Millennium did save and repurpose the old Filene's facade along Summer Street. I myself keep expecting to see Darth Vadar hanging out with Emperor Palpatine on one of its sky terraces.

At the risk of being told to cram my opinion up my ass, I'd say that relative to other forgettable downtown office buildings that have gone up in the recent past this rendering's no worse. The idea of altering the bottom 4-5 stories to have something that "interacts with the streetscape" and gives it a more human scale, is a good (and predictable) one, but they could make it a little more interesting, but whatever. I'll just be scurrying past it in the shadowy wind tunnels below. #mehitecture

A parking garage is being torn down, but a 5-story underground parking structure is part of this project. Do we know what the net change in cars parked will be?

Also, I can't quite figure out which image (if any) shows the 20' wide driveway for entrance and exit to the underground garage.
