Roslindale Square could get daily jazz - and lettuce wraps

The developers now turning a one-story storefront building on Poplar Street in Roslindale Square into a four-story, nine-unit condo building say they are also fitting out the first floor for what would be the neighborhood's first jazz club and a "low-carbohydrate, low-triglyceride" cafe focused on sandwiches made with lettuce wraps instead of bread.

Under plans by Ridley (in right photo) and Joshua Johnson and Thomas Reyes of Greystone Property Development, the Privé club would feature live jazz between 4 p.m. and midnight along with "a culturally diverse menu that includes a variety of tapas, all complemented by a selection of specialty cocktails," they told the West Village Neighborhood Association on a Zoom call last night.

The music would be "curated by Berklee alumni and local musicians," including Zachary Rochester, Ridley Johnson said, He said they're hoping for something like the experience of a Scullers or Wally's Cafe - in a neighborhood that has seen its nightlife blossom from nothing a few years ago to include frequent performances at the Substation, comedy at the Roslindale Square Theater and music and comedy at the Square Root Cafe.

The feel will be very "loungey," Johnson said, adding the three are also hoping to make it - and basement space - into a neighborhood gathering spot that will also feature everything from chess tournaments to weekly gatherings of local entrepreneurs and business owners, known as "business mastermind" gatherings.

Johnson added that Roslindale residents would be able to get 10% discount cards.

They're hoping to open Privé early next year. They'll need an all-alcohol license - which the city now has three of for restaurants in 02131 - with another six to become available over the following two years. They'll also need an entertainment license, which, unlike with liquor licenses, the state legislature has never set a limit on how many Boston can offer.

In addition to the jazz club and the nine condos with a roof deck, the trio are also planning a separate cafe next door that will serve sandwiches, coffee and the like. But LetUs Wraps will ban the bread, serving all of its sandwiches on lettuce, instead, they said.

The building, between Seymore Green and Shaking Seafood, is the latest in Roslindale Square to have floors added after they were torn down when Roslindale Square collapsed as a business district in the 1970s and 1980s. The three bought the building, which formerly housed a barbershop and a hair salon - and before that a West African restaurant - for $1.1 million in 2022, according to Suffolk County Registry of Deeds records.

During last night's meeting, one resident asked about parking - especially if the city follows through on a proposal to turn Poplar Street between the proposed club and Adams Park into a pedestrian way and if the city decides to revive a proposal killed a couple years ago to build housing atop the Taft Hill municipal parking lot. Another resident, who has held and been to events at the Substation with as many as 180 people, however, said there's never been a problem with evening or nighttime parking in the square.

I know it's not important how buildings look anymore, but this one looks like they went to Tile and More and then stopped by Home Depot's Bathroom department and decided, you know, fuck it. Good enough.

kinda surprised this passed thru the city looking like this. I thought that when designing buildings that some thought was put into the planning about the surrounding buildings and if it matches them.

Apparently not if this passed. This is just hideous.

Design Review Proviso by ZBA is typically mere lip service, unless the development team hasn't paid the toll by attending all the right "times". There has been so much junk stuffed into every corner of this city during both the Walsh and Wu administrations, that the 1960's Infill Housing projects are starting to fit in.

The stone goes in two directions, too. Like they Tetris style fit the stone in instead of cutting it and keeping it consistent.

Also, who wants to pay likely a ton of money for an apartment ON TOP OF A JAZZ CLUB. I love and will absolutely patronize a jazz lounge and tapas and even the lettuce wraps, but no one wants to live over a jazz club without a super cheap price tag. And if they made shortcuts on the stone facing outside, I am wary of the soundproofing work they will do inside.

I realize this isn't New York, but down there, they have lots of people who would want to live above music clubs (source: Father who long lived above the Village Gate in, well, the Village). I suspect even here you could find enough people to buy nine condos above a club.

There's a big difference between renting and buying, including that the demographic of people who'd like to live above a jazz club is probably mostly not the demographic that can afford to buy a condo.

But it's worth noting that the building in the picture was already there. It's not new, it has looked that way for decades, and will still look that way, but with 3 added floors for housing.

There wasn’t a photo at the time to tell me the race of the applicants. It was added later. Also, what are you doing? Opening a jazz club? Otherwise I don’t get your point.

I’d be nice if healthy restaurant and take out food was available and affordable. I don’t know if this will be more than a shishi gimmick, and it’s out of my way anyway- good luck to them. The only place that comes to mind for a simple, healthy item is the restaurant where I could get miso soup in the basement of the Seats building in Porter square. There’s surely more options, but a restaurant probably can’t survive selling a great plate of steamed vegetables and simple meat, rice and beans that most people can afford.

Some of the promises and plans made in the Zoom meetings are not plausible and won't happen. Pipe dreams to encourage people to approve and participate. He will not be happy when he is denied some of the plans he has proposed.

Still a nice club of this nature will be an interesting add to the business district.
